GMADA · April to October, with the March baseline

What the auctions actually cleared.

Two rounds carry this year. March set the floor. August, inside this six-month tape, sold the Sector 62 parcel that March could not. September is not another auction. It is the Enforcement Directorate asking how reserves and the master plan were handled.

Combined reserve and reported sale, in crore. Not a per-sq-yd rate.

Closed overnight into 7 March 2026

March 2026

The Tribune reported the first GMADA e-auction of 2026 sold 37 of 42 sites for ₹3,136.97 crore, about 55% over a combined reserve of ₹2,018.84 crore.

Just before this six-month tape. It is the baseline the later rounds are judged against.

27.78-acre mixed use back on the block. Reserve ₹1,214.16 crore after a no-bid in March.

18.19-acre mixed use listed at a ₹744.82 crore reserve. Hospital and educational sites were also in the IT City set.

9.01-acre mixed use at ₹413.56 crore, plus hotel sites: one of about 5 acres at ₹139.59 crore and two of about 4.02 acres at ₹112.23 crore each.

  • Hospitals

Hospital sites were listed in Aerocity Block A, Sector 83 Alpha and Sector 79.

Names in circulation

These are market notes after the August round, not a GMADA gazette. Useful as a watch-list for the next launch. Not a reason to token.

  • Aerocity E Block

Circulating notes pair the ~6 acre / ~₹418 crore Block E result with DKG. The crore figure is in the Hindustan Times report; the buyer name is a market note, not a line we are treating as the gazette.

  • Aerocity I Block

Market notes name Noble Ventures on about 9.87 acres in I Block. Useful as a watch-item next to Noble Callista in Sector 66B — not a substitute for the allotment letter.

  • Aerocity H Block

Market notes name Ambika Group on about 5 acres in H Block. The July list also carried a much larger H Block mixed-use reserve (14.10 acres, ₹523.82 crore). Do not collapse those into one plot.

  • Aerocity I Block

A second I Block note names Otil Group / Deepak Garg on about 9.50 acres. Two buyers on large I Block land is the story, if the notes hold.

  • Aerocity J Block

Market notes describe 14.95 acres to Chander Gupt Bansal and Tanishq Jewellers, Ambala, at about ₹38.39 crore an acre.

  • Sector 62

Market notes place Homeland on about 6.37 acres in Sector 62, described as adjoining the old YPS site. Separate from the 27.78-acre mixed-use result.

September, which is not a sale

India Today on 24 September reported ED allegations around unofficial meetings and reserve prices, including a claimed notional loss near ₹10,000 crore, plus searches at 26 premises. Swarajya on 26 September reported the questions spreading to master-plan changes: Kurali’s 78 villages, the Sector 62 mixed-use conversion, a parcel near Eco City-1, and delays at Aerotropolis and Eco City 2 and 3. Allegations are not a price cut. They are a reason to read the allotment and the RERA filing yourself.
