Locations
Sectors and corridors for property in Mohali.
Flats in Sector 82 or 88 are not the same search as a plot in Aerocity, a villa in New Chandigarh, or a house in Phase 7. Phase 1 is Sector 55 and Phase 11 is Sector 65. Anything past 65 is a sector, not a phase. Aerotropolis pockets are not Aerocity blocks.
92 places
- Corridor · EarlyAerotropolisGMADA’s airport-side township, not a nickname for Aerocity. The market talks about a multi-pocket layout — commonly nine pockets — sitting against the airport boundary, with a longer Banur-side conversation still ahead of it. Pockets A to D are the ones desks treat as the first live story. E onward is later land, not a weekend site visit with occupied streets.
- Corridor · ActiveAerocityThe mature GMADA township on Airport Road. Blocks are not one price. A, E, G, H, I and J are the blocks that showed up in the 2026 auction tape — hospitals, group housing and mixed use — while B, C and D are where families actually ask about plots and houses.
- Corridor · ActiveIT CitySectors 66, 66A, 66B, 66 Beta, 82, 82A, 83, 83 Alpha and 101 Alpha. This is the job-led belt: offices, hotel sites, industrial plots that tripled their March reserve, and the flats people compare when they work on this road. The Sethi desk itself sits in Sector 82 JLPL.
- Corridor · EstablishedMohali phasesPhase 1 through Phase 11, including 3A, 3B1 and 3B2. These are the original SAS Nagar grid, each phase tied to a sector number buyers already use. Anything past Sector 65 — 66, 82, 88, 108 — is a sector, not a phase. Mixing the two is how people overpay.
- Corridor · MixedNew sectorsThe post-65 map: 66 through 126, plus New Chandigarh, Eco City, Medicity, Knowledge City, and the Kharar–Zirakpur–Landran–Banur edges people cross-shop. This is where Homeland, Noble, Hero, Emaar, Marbella and the SCO belts actually sit.
- Aerotropolis · EarlyAerotropolis Pocket AThe pocket desks argue about first. Closest to the ‘will the street exist on time’ question. Do not token off a brochure road.
- Aerotropolis · EarlyAerotropolis Pocket BGrouped with C and D whenever someone talks about live infrastructure rather than a raw letter of intent.
- Aerotropolis · EarlyAerotropolis Pocket CSame infrastructure conversation as B and D. Compare pocket boundaries on the GMADA sheet, not on a reseller’s WhatsApp crop.
- Aerotropolis · EarlyAerotropolis Pocket DStill early. If a seller says possession is ‘like Aerocity’, ask which road is awarded and which is only on the layout.
- Aerotropolis · EarlyAerotropolis Pocket ELater pocket. Land-side, not an occupied township. Price it as an execution bet.
- Aerotropolis · EarlyAerotropolis Pocket FLater pocket. Little on the ground to walk. Useful only if your horizon is long and your paper is clean.
- Aerotropolis · EarlyAerotropolis Pocket GLater pocket. Not Aerocity Block G — that block already had group-housing auctions. Different map.
- Aerotropolis · EarlyAerotropolis Pocket HLater pocket. Not Aerocity Block H, where a 14.10-acre mixed-use reserve was ₹523.82 crore.
- Aerotropolis · EarlyAerotropolis Pocket ILater pocket. Not Aerocity I Block, where market notes named large 2026 buyers.
- Aerocity · ActiveAerocity Block AHospital land is the 2026 headline. March: plot A2, ₹269.01 crore against ₹68.19 crore. August: a hospital site to Onn Warehousing at ₹162.16 crore against ₹66.87 crore. Residential next door is a different conversation.
- Aerocity · ActiveAerocity Block BA residential block people actually live in. Ask about occupancy, park handing, and whether the plot is GMADA freehold or a reseller’s chain.
- Aerocity · ActiveAerocity Block CResidential, often compared with B and D as if they were one rate. Walk all three. The ‘Aerocity rate’ does not exist.
- Aerocity · ActiveAerocity Block DResidential inventory with families, not just investors. Check approach from Airport Road at peak hour before you fall in love with the pocket.
- Aerocity · ActiveAerocity Block EAugust mixed-use story: about 6 acres, reserve near ₹252 crore, result near ₹418 crore. That is an acreage auction, not the price of a 150 sq yd plot in the block.
- Aerocity · ActiveAerocity Block GMarch group housing. The 6.19-acre plot fetched ₹311.74 crore against ₹199.09 crore. The neighbour cleared only slightly over a ₹139.18 crore reserve, at ₹141.27 crore. Same auction, two completely different biddings.
- Aerocity · ActiveAerocity Block HJuly list carried 14.10 acres of mixed use at a ₹523.82 crore reserve. Separate market notes put Ambika on a smaller H Block piece. Keep them apart.
- Aerocity · ActiveAerocity Block IMarket notes after August named two large I Block takers: Noble Ventures on about 9.87 acres, and Otil / Deepak Garg on about 9.50 acres. Watch what they actually file, then what they launch.
- Aerocity · ActiveAerocity Block JMarket notes describe 14.95 acres to Chander Gupt Bansal and Tanishq Jewellers of Ambala, near ₹38.39 crore an acre. A retail brand on the buyer line is a clue about use, not a ready SCO.
- IT City · ActiveSector 66The original IT City face. Offices, housing and the road everyone uses as a landmark. Noble’s luxury stock is next door in 66B, not automatically ‘in 66’.
- IT City · ActiveSector 66AJLPL side of the IT road. Falcon View sits here — ready flats, RERA PBRERA-SAS81-PM0003, about 28.5 acres on tracker cards.
- IT City · ActiveSector 66BNoble Callista’s address. Corner, three-side-open claims, 3 to 5 BHK, possession talk around March 2027. Read the size on the RERA carpet, not on a portal card — portals disagree.
- IT City · ActiveSector 66 BetaThe auction spelling of the IT City hotel belt. August: a hotel site reported to Ameo Media at ₹122.42 crore. July reserves included a 9.01-acre mixed-use site at ₹413.56 crore and three hotel parcels.
- IT City · EstablishedSector 82JLPL. SCO market, the Sethi desk at SCO 80, ground floor, and a sector tracker cards sometimes quote from ₹1 lakh to ₹2 lakh a sq yd for prime pieces. That spread is the point — prime is not the average.
- IT City · ActiveSector 82AMarbella Grand: ready flats, about 11.1 acres, RERA PBRERA-SAS81-PR0391. IT City road frontage. Compare with 82 SCO before you decide you want ‘82’.
- IT City · ActiveSector 83The sector name buyers use loosely for everything alpha and non-alpha. Make the seller say 83 or 83 Alpha.
- IT City · ActiveSector 83 AlphaJuly’s heavy IT City reserve: 18.19 acres mixed use at ₹744.82 crore, plus educational land that was already on the March inventory. Marbella Royce is the residential name on this road.
- IT City · ActiveSector 101 AlphaMarch’s industrial surprise. Four IT plots, ₹286.48 crore against ₹96.66 crore. Plot I-1278 alone was ₹75.37 crore against ₹24.43 crore. A petrol-pump site in 83 Alpha was the other redemption story that week — we are not inventing its final figure.
- Mohali phases · EstablishedPhase 1The Chandigarh-edge start of SAS Nagar. Quiet streets, known schools, almost no ‘new launch’ theatre. You buy a house or a floor, not a story. Sector 55. PIN 160055.
- Mohali phases · EstablishedPhase 2Residential and commercial mix pressed against Chandigarh. Good if you want the old city grid. Weak if you wanted an airport-road appreciation slide. Sector 54. PIN 160055.
- Mohali phases · EstablishedPhase 3AOlder residential on the Chandigarh border. August’s corner SCO here went to ₹6.02 crore against a ₹2.97 crore reserve — commercial heat, not a signal to reprice every house. Sector 53. PIN 160059.
- Mohali phases · EstablishedPhase 3B1One half of the Sector 60 phase muddle. Buyers say 3B1 and 3B2 as if they were different cities. Walk the actual streets and read the registry description. Sector 60. PIN 160059.
- Mohali phases · EstablishedPhase 3B2The other Sector 60 name. Food-market culture and heavier resale inventory than the quieter phases. Confirm which sub-phase the papers say. Sector 60. PIN 160059.
- Mohali phases · EstablishedPhase 4Settled residential. The right question is the specific lane and the floor, not the phase brand. Sector 57. PIN 160059.
- Mohali phases · EstablishedPhase 5Residential with a real market belt. Daily retail is the advantage. New-sector investors get bored here, families do not. Sector 59. PIN 160059.
- Mohali phases · EstablishedPhase 6Entry from the Punjab side, hospitals nearby. Kothi asks in the established phase belt are often quoted around ₹80,000–₹1,60,000 per sq yd. That is a band, not this phase’s sticker. Sector 56. PIN 160055.
- Mohali phases · EstablishedPhase 7The phase many families still call the most liveable of the old grid. Early-2026 auction inventory also showed small corner SCOs in Sector 61. Different product from a house on the same number. Sector 61. PIN 160062.
- Mohali phases · MixedPhase 8GMADA’s own office is in Phase 8, and Sector 62 is where the 27.78-acre mixed-use site finally sold for ₹1,742.31 crore. A Phase 8 house is not that parcel. Say which one you mean. Sector 62. PIN 160062.
- Mohali phases · EstablishedPhase 9PCA Stadium and the sports infrastructure. Useful address if match days and the stadium road matter to you. Not an IT City substitute. Sector 63. PIN 160062.
- Mohali phases · EstablishedPhase 10Premium-leaning old-grid residential. August: plot 82 here was reported at ₹8.02 crore, the top of its category that night. Sector 64. PIN 160062.
- Mohali phases · ActivePhase 11The last of the numbered phases. Newer than Phase 1, older than Sector 88. Emerging only relative to the first ten — not ‘new sector’ new. Sector 65. PIN 160062.
- New sectors · ActiveSector 67CP.67, the Homeland commercial that is already operating, plus combined commercial plots on the July auction list. Retail maths, not a 3 BHK conversation.
- New sectors · ActiveSector 68Early-2026 GMADA inventory showed small corner houses and a commercial plot. Turnstone’s Medallion 68 is a separate commercial file of shops and offices here — not the Sector 82 Medallion apartments.
- New sectors · ActiveSector 69The SCO round everyone still quotes. Seven shops near ₹7.6–7.7 crore against ₹3.03 crore, and a corner plot with 254 bids that finished near three times a ₹3 crore reserve.
- New sectors · EstablishedSector 70Homeland Heights, delivered. The builder’s finished residential exhibit, as against Regalia which is still the one under construction on Airport Road.
- New sectors · ActiveSector 71A quieter residential pocket between the older sectors and the airport road. People land here when 70 and 77 feel priced out. Check the approach road before the sample flat.
- New sectors · ActiveSector 74Mid belt. Often said in the same breath as 74A, which is where smaller RERA flats such as Vera Lok Awas show up. Confirm 74 versus 74A on the form.
- New sectors · ActiveSector 74AThe suffix matters. Budget flats live here more than trophy floors. A useful first-home sector if the commute to IT City still works for you.
- New sectors · ActiveSector 75Homeland Global Park — commercial, retail, serviced-residence plans. Bhumi pujan was reported for April 2025. This is not a ready SCO in CP.67.
- New sectors · ActiveSector 76Residential spill off the airport-road sectors. Less brand-name inventory, more local builder floors. Paper and width of road first.
- New sectors · ActiveSector 77Homeland Regalia, six towers on International Airport Road. On 30 September 2026 the company put out a note on a sports arena: tennis, an outdoor cricket pitch, indoor basketball, pool. That is the developer’s description of the plan.
- New sectors · ActiveSector 78Filling in between 77 and the outer grid. Fewer headline projects, which is either a discount or a reason to wait. We can walk it before you decide which.
- New sectors · ActiveSector 79Named for a hospital site in the July auction list, on the Aerocity approach. Also a residential sector in its own right. Don’t buy a flat because a hospital site was auctioned nearby.
- New sectors · EstablishedSector 80Newer than the phases, old enough to have schools and daily shops. A practical sector when Sector 82 prices feel theatrical.
- New sectors · ActiveSector 85Outer residential. More end-user than trophy. Compare the per-sq-ft ask with Sector 88 before you call it cheap.
- New sectors · ActiveSector 88The flat shortlist: Hero Homes (about 13 acres, RERA PBRERA-SAS81-PR0522), Horizon Belmond (RERA PBRERA-SAS81-PR0813), Noble Magnolia. Tracker bands for Hero have sat around ₹7,000–₹10,000 per sq ft. Confirm the tower.
- New sectors · EarlySector 89Paired with 88 on maps, thinner on the ground. If the pitch is ‘88 rates, 89 price’, ask what is actually built on the approach.
- New sectors · ActiveSector 90Airport-road residential. NRI and business buyers show up in listings more than first-home budgets do.
- New sectors · ActiveSector 91Jubilee Vallum is the named RERA project here (PBRERA-SAS81-PR0995), with published asks that have sat near ₹1.74–₹1.85 crore. Plot trackers quote the wider sector around ₹80,000–₹1,50,000 per sq yd.
- New sectors · ActiveSector 94Southern spread. Plotted pieces and builder floors, less auction theatre than 62 or Aerocity. Fine if you want land more than a brand lobby.
- New sectors · ActiveSector 95Often the alternate when Sector 91 feels tight. Low headline value, which means the specific facing and the park matter more than the sector sticker.
- New sectors · MixedSector 96A working sector — consultants, houses, and the odd commercial SCO. Not a launch corridor. Good for someone who already knows the lane.
- New sectors · ActiveSector 98Local maps flag One Rise-type mid-rise names here. Treat any ‘limited tower’ claim as a brochure line until the RERA page matches it.
- New sectors · EarlySector 104People say Aerocity-adjacent. It is not Block A. If the commute and the GMADA road are the reasons, make the seller trace both on a map.
- New sectors · ActiveSector 105Sits on the southern arc with 108 and 109. Buyers touring Emaar’s hills township usually drive through this conversation the same afternoon.
- New sectors · ActiveSector 108Emaar Mohali Hills. Villas, apartments and plots. One market note put sectors 108, 109 and 114 among the sharpest three-year re-ratings in Mohali, with 108 near 123%. Past re-rating is not a promise.
- New sectors · ActiveSector 109The other half of the hills township story, grouped with 108 in those appreciation notes (about 119% over three years in the same write-up). Still ask which phase of the township the plot sits in.
- New sectors · EarlySector 114Outer arc, mentioned in the same breath as 108 and 109. Thinner resale proof. Horizon and paper quality matter more than the sector’s reputation.
- New sectors · ActiveSector 117Airport Road commercial. Showrooms. Tracker asks often sit around ₹1 lakh to ₹1.8 lakh a sq yd. A SCO here is a business, not a spare bedroom.
- New sectors · ActiveSector 126SBP Gardenia territory, sold on NH connectivity rather than on being ‘inside’ IT City. Time the drive to Sector 82 at 9am before you believe the brochure minute-count. Gillco Meraqui’s 99acres card sits here too, at ₹3.62–4.97 crore, which is not the sector’s Magicbricks flat average of ₹5,587.
- New sectors · EarlySector 99Hero Leafsong Retreat is the 99acres name: 3 BHK, about ₹2.07–2.37 crore, possession printed as August 2033. The same portal’s three-year table puts neighbouring Sector 97 at 141%. A launch that far out is a hold, and the past percentage is not the hold.
- New sectors · ActiveSector 115Magicbricks’ Apr–Jun 2026 flat index: ₹3,706–5,732 a sq ft, average ₹4,719, up 5% on the quarter. It is also one of the five localities that search ranks first. Defence Homes’ card runs from ₹39.9 lakh to ₹4.59 crore — too wide to be one product. A 2 BHK card in the sector was ₹45 lakh. Gillco Valley’s plotted stock is also filed across 115 and 127.
- New sectors · EarlySector 87Not a flat sector yet. On 17 July 2026 The Tribune reported a resettlement notification for 196.4 acres in Manakmajra, Nanumajra, Sohana and Sambhalki so GMADA can build commercial infrastructure here. On 25 September the same paper said that award announcement was postponed the day after the ED search. There is no price list.
- New sectors · EarlySector 101Industrial, not a 3 BHK. The Tribune on 30 March 2026 put an Industrial Park of about 488 acres at the Section 4 notification stage, inside the same acquisition plan as Sector 103. March’s IT industrial auction in 101 Alpha is a different, already-sold set of plots.
- New sectors · EarlySector 103The Tribune on 17 July 2026: Housing and Urban Development notified 171 acres in Dhurali and Saneta as a resettlement area for an industrial park here. Annuity or ₹5 lakh lump sum per affected family, plus ₹50,000 where livelihood is hit. That is land acquisition, not a shop you can book.
- New sectors · ActiveSector 110TDI’s second plotted city is filed here and in 111, about 200 acres on tracker cards. Housing.com has also carried TDI Sapphire Homes as independent houses. A single plot card on Magicbricks was ₹3.80 crore. That card is not the township rate.
- New sectors · ActiveSector 118Highland Mayfields sits on Airport Road. One tracker prints about 15 acres, 750 flats, RERA PBRERA-SAS80-PR0145, and a unit band of ₹2.35–3.05 crore. Another print of the same belt is a per-sq-ft range. Read the filing, not both numbers at once.
- New sectors · ActiveSector 120Jubilee Coral Terraces is the file in a 29 September 2026 Punjab RERA delay order: an independent floor booked at ₹59 lakh, possession due 18 July 2025, not handed over. That order is not a rate card for the rest of the sector.
- New sectors · ActiveSector 121ATS Casa Espana, RERA PBRERA-SAS80-PR0086, is the tall group-housing name on the Chandigarh–Kharar side. Portals still disagree on ready versus unfinished, and on the rupee band. Walk a floor before you trust either card.
- New sectors · ActiveNew ChandigarhMullanpur and the GMADA extension north of the old grid. Omaxe’s township is the name most families already know. The July 2026 auction list also put a fuel station at Medicity into the same map. It is not Mohali Sector 82 with a prettier name.
- New sectors · MixedEco CityGMADA’s other township brand, in phases. Eco City 1 is the one people can walk. Eco City 2 and 3 are the ones September reporting said investigators were asking about, alongside Aerotropolis delays. Do not buy ‘Eco City’ without the phase.
- New sectors · EarlyMedicityThe health-hub side of New Chandigarh. It entered this year’s auction tape as a fuel-station site on the July list, not as a hospital you can move into. Land near a future medicity and a flat next to Fortis are different bets.
- New sectors · MixedKnowledge CitySector 81 side of the master plan — institutions plus the housing that follows them. Quieter than IT City’s auction headlines. Worth a look if you want a sector that is not priced off the last SCO bid.
- New sectors · ActiveKhararThe value end of the Tricity for people who will actually live in the flat. First-home budgets that cannot carry Sector 88 or Aerocity often land here or in Sunny Enclave-type projects. The drive to IT City is the tax you pay for the lower ask.
- New sectors · EstablishedZirakpurNot a GMADA Mohali sector, and still the place Mohali buyers compare. PR-7 retail, heavy flat stock, and the elevated bypass that has been talked about as a ₹1,878 crore, 19.2 km six-lane job aimed at December 2027. Until that opens, traffic is the product.
- New sectors · ActiveLandranThe education belt — Chandigarh University’s side of the map — with plotted demand and a Kharar road that already works. Less GMADA auction glamour, more campus-driven rental.
- New sectors · EarlyBanurPatiala Road, and the southern edge of the Aerotropolis conversation. Market write-ups talk about a further Banur-side expansion of the airport township. Until that is on a GMADA sheet you can read, it is a direction, not a sector you have bought.
- New sectors · EstablishedJLPL, Sector 82Where this desk works: SCO 80, ground floor, Sector 82, JLPL, Mohali. The old industrial area is now housing, offices and a busy SCO market, with IT City on the same drive. If you want to talk in person, this is the address.
