One month’s tape. Where Magicbricks and 99acres disagree, both numbers stay. Nothing here is a Sethi sale price.

Read on 2 October 2026. Magicbricks was showing 5,103 Mohali sale cards, 59.84% of them flats. The highlighted band was ₹21 lakh to ₹7.28 crore, and the thickest buckets were ₹40–60 lakh and ₹1–1.50 crore. 99acres listed 432 new-project cards. Those are inventory counts, not transactions.

Where the two averages refuse to match

  • Sector 66 flats, Magicbricks Apr–Jun 2026: average ₹10,428 a sq ft. 99acres Jul–Sep 2026: average ₹8,800. About ₹1,600 a sq ft between them. Do not pick the prettier one.
  • Sector 82 flats, same Magicbricks quarter: average ₹10,237. Plots in that sector were a different line, ₹19,187 a sq ft. A flat rate is not a plot rate.
  • Sector 88 flats: average ₹8,817. Hero Homes on 99acres was ₹1.63–3.84 crore; Magicbricks Phase 3 was ₹3.30–3.66 crore.
  • Aerocity flats: Magicbricks average ₹9,439. Plots there were ₹16,252 a sq ft, which is ₹1,46,274 a sq yard. Houses were ₹18,140 a sq ft. Three products.
  • Kharar flats: average ₹4,557. That is where a ₹40–60 lakh card can be real. It is not an IT City substitute.

The decision this month: quote the portal, the quarter, and the product in the same sentence. If a seller gives you one number for ‘Mohali’, they have already mixed the tape. Old lines stay on the buyers page with their month on them. Next month gets a new note. This one does not get revised into a prediction.
