Punjab RERA put 11 percent interest on a delayed Sector 120 floor

For anyone searching property in Mohali, flats in Sector 120 Mohali, plots in Sector 120 Mohali.

Reported 29 September 2026. One independent floor at Jubilee Coral Terraces. Not the price of the next unit.

A 29 September 2026 report of a Punjab RERA order says Jubilee Joy Homes LLP was told to pay 11 percent a year on ₹44 lakh, the sum a buyer had deposited for an independent floor in Jubilee Coral Terraces, Sector 120. The agreement price in that complaint was ₹59 lakh. Possession was due on 18 July 2025 and had not been given. Interest runs from that date until physical possession. The builder was given 90 days, with a warning of further penalty under Section 63 if the order is ignored.

This is the same week as the Sushma Valencia order, and it is a different file: a floor, a different builder, 11 percent instead of 10, and interest on the amount paid rather than a restored allotment. Neither order is a discount on the next booking.

The decision: Sector 120 is not a place to pay a token because a court made an example of one delay. Ask for the RERA number, the possession clause, and whether a completion certificate exists. If those are missing, the Valencia and Coral orders are the reason to stop.
