People shop them on the same Saturday. One is a GMADA-side name. The other is traffic until the bypass is actually open.
New Chandigarh is Mullanpur: Omaxe’s township, DLF Hyde Park, Eco City next door. You are buying a phase inside a brand. Ask which phase. A January 2026 master-plan note, picked up again in September reporting, re-planned a parcel near Eco City-1 that had been a truck terminal. That is policy, not a plot you can book from a brochure.
Zirakpur is not a GMADA Mohali sector. It is PR-7, a lot of flat stock, and a drive you should do at peak, not on Sunday morning. Sushma Valencia at Nagla is the cautionary file: Hindustan Times on 29 September 2026 reported Punjab RERA restoring one allotment and ordering delay interest, with possession still tied to a completion certificate. A ready-looking tower and a certificate are not the same sentence.
The decision: New Chandigarh if you want a township plan and you can live with phasing. Zirakpur if the junction and the price card suit you and you have walked it in traffic. Do not let a broker rename one as the other.
