NRI investment in Mohali: why people look, and where they are calling from
For anyone searching property in Mohali, flats in IT City Mohali, plots in IT City Mohali.
Canada, the UK, the US, Australia and the Gulf are the places desks keep naming. There is no public count of who bought which flat.
An NRI asking about property in Mohali is usually asking two things: can I buy it from abroad, and is the city the one my family already means. The second answer is why Mohali, not a percentage. Chandigarh has almost no new land. Mohali is the GMADA city next to it, with IT City, Aerocity and New Chandigarh still being built, and with Shaheed Bhagat Singh International Airport in the same city. The visit is shorter. The paperwork is not.
Where the calls come from
No government table says what share of Mohali flats was bought from which city. Anyone who quotes one is guessing. What can be said is who gets named. Pages written for overseas buyers of Mohali property — Royals Property Consultant, Cascade Buildtech, MostlyNRI — keep listing Canada, the United Kingdom, the United States, Australia and the United Arab Emirates. Cascade also names New Zealand. MostlyNRI also names Italy. Royals talks about Toronto, London, Dubai and Singapore as the cities the airport connects. Those are the places the sales pages mention. They are not a census, and Toronto is not a count of Sector 82.
The money map for all of India is a different document. The Tribune, on 20 March 2025, reported the RBI’s March bulletin: remittances into India were $118.7 billion in 2023–24, up from $55.6 billion in 2010–11. The United States was 27.7 percent. The UAE was 19.2 percent. The United Kingdom was 10.8 percent. The US, the UK, Singapore, Canada and Australia together were more than half. The Gulf still accounts for about half of India’s migrants, and India’s migrant stock was 18.5 million in 2024. Punjab is among the states that send the most students abroad, which later shows up in remittances. None of those shares is a buyer list for a Mohali sector.
The Tribune on 1 February 2026 reported a separate Punjab fact: passport applications in the state fell more than 40 percent since 2023, after Canada tightened permanent residency. The countries people were still aiming at were Canada, the US, Australia and the UK. Fewer new passports does not mean the families already abroad have stopped asking about a flat.
What an NRI can actually buy
- Residential and commercial property, including a flat, a residential plot and an SCO, can be bought without asking the RBI first. That is the rule the RBI’s directions on immovable property are read as. Confirm it with your bank before you transfer.
- Agricultural land, a plantation and a farmhouse cannot be purchased. A field described as a farmhouse near New Chandigarh is the pitch to refuse.
- Money usually moves through an NRE or NRO account. This desk does not set up that account, and it does not give tax advice. DTAA is a question for your chartered accountant in the country where you file.
- A rental yield printed on a brochure is not a lease. IT City and Aerocity are where a tenant can exist. We will not invent the percentage.
The decision, if you are calling from Canada, Britain, America, Australia or the Gulf: send the sector, the RERA number, and whether you want a flat, a plot or an SCO. Punjab RERA is a forum, which is what the September orders on Sushma Valencia and Jubilee Coral Terraces actually show. It is not a promise that the project will be on time. We can walk the site.
