This is the ₹40–60 lakh book. It is not IT City.

Kharar is where the ₹40–60 lakh book actually lives

For anyone searching property in Mohali, flats in Kharar Mohali, Bajwa Sunny Urban Greens Mohali.

The flat average is half of Sector 82. The drive to IT City is the price of that gap.

Magicbricks, Apr–Jun 2026: Kharar flats ₹3,353–5,761 a sq ft, average ₹4,557, up 2% on the quarter. 99acres put ₹5,300 on its affordable list, and ₹5,350 with +13.8% over a year on an older Sector 66 comparison strip. Cards seen on the Magicbricks pass: 2 BHK floor ₹44 lakh, 3 BHK flat ₹75 lakh, 4 BHK house ₹1.15 crore. Magicbricks said 13.75% of all Mohali sale cards sat in the ₹40–60 lakh bucket. A lot of that bucket is this side of the city, not Sector 66.

The decision: choose Kharar when the budget is a first home and you have driven to your office at 9am. Do not choose it because someone relabelled it IT City. Paper quality varies by project. The RERA number comes before the token, including on Sunny Urban Greens, PBRERA-SAS80-PR0269.
