For anyone searching property in Mohali, flats in Sector 117 Mohali.

The affordable flat line and the Airport Road SCO are both real. They are not one purchase.

Magicbricks, Apr–Jun 2026: Sector 117 flats ₹4,581–7,281 a sq ft, average ₹5,931, up 1% on the quarter. 99acres filed the locality under affordable at ₹6,500. Close enough to be the same market, not close enough to skip the visit. Showroom and SCO land on this road is a separate commercial file. Tracker asks for that commercial land have often been talked about around ₹1 lakh to ₹1.8 lakh a sq yard. That talk is not this flat average, and it is not a rent we have seen on a deed.

The decision: a 3 BHK here is a mid-ticket home. An SCO here is a business. Make the seller say which one before any number is allowed into the conversation.
