For anyone searching property in Mohali, flats in Kharar Mohali, Bajwa Sunny Urban Greens Mohali.

A 2 BHK at ₹42 lakh and a 6 BHK villa at ₹3.50 crore were both on the same belt. The average cannot be both.

Magicbricks filed Sunny Enclave flats at ₹3,413–5,650 a sq ft, average ₹4,532. Cards, not that average: a 2 BHK in Sector 125 at ₹42 lakh, a 4 BHK house at ₹1.70 crore, a 6 BHK house at ₹3.40 crore, a 6 BHK villa at ₹3.50 crore. 99acres printed a rental figure of 4.4% for the enclave on its October 2026 city page. That is a portal print, not a lease we have read.

Bajwa Sunny Urban Greens is a named apartment file in the enclave, RERA PBRERA-SAS80-PR0269, still under construction on the filings we have. The decision: if you came for a first flat near ₹42–75 lakh, say 2 BHK or 3 BHK and ignore the villa card. If you came for the villa, ignore the average. Kharar’s drive to IT City is the tax on either choice.
