A flat in Mohali under ₹1 crore is a belt, not a bargain version of IT City

For anyone searching property in Mohali, flats in Kharar Mohali, flats in Sector 115 Mohali.

Kharar, Sector 115 and Sector 74A are where that ticket shows up on the portals. Sector 66 is not.

Magicbricks, Apr–Jun 2026. Kharar flats averaged ₹4,557 a sq ft. Cards on that pass included a 2 BHK floor at ₹44 lakh and a 3 BHK flat at ₹75 lakh. Sector 115 flats averaged ₹4,719, and a 2 BHK card was ₹45 lakh. Those are the under-₹1 crore and, at the bottom, under-₹50 lakh conversations. Vera Lok Awas in Sector 74A is the new-flat version on 99acres: 2 BHK, ₹64.9–86.9 lakh, possession printed December 2027, RERA PBRERA-SAS81-PR0496.

Do not stretch IT City into this budget. Noble Callista cards were ₹2.99–3.62 crore on 99acres and ₹2.90–6.37 crore on Magicbricks. A seller who offers ‘IT City under a crore’ is changing the sector, the product, or the truth.

  • Under ₹50 lakh: look at the 2 BHK cards in Kharar and Sector 115, and ask what the unit actually is.
  • Under ₹1 crore: Sector 74A’s Vera file is a named 2 BHK with a RERA number. Still under construction.
  • Defence Homes in Sector 115 printed ₹39.9 lakh to ₹4.59 crore. That spread is a warning, not a menu.
