Aerocity · Apartments

An Aerocity flat on the 99acres new-project strip. The belt is where renters actually exist. The card does not tell you the rent. A 3 BHK here is an end-user home that an investor can also underwrite — after the lease comps, not before.

99acres card: ₹2.20–3.28 crore.

3 and 4 BHK
Aerocity

Block inside Aerocity still matters. ‘Aerocity’ is not a rate.
Magicbricks’ flat average for the belt was ₹9,439 in Apr–Jun 2026.
Plots in the same belt were ₹16,252 a sq ft. Do not mix them.
