Gurgaon pages call this a circle rate and print a sector table from the district. Punjab’s word is collector rate. It is the floor the registrar uses. It is not the asking card on 99acres, and it is not what Sethi Properties will quote you on the phone.

The district keeps the files at sasnagar.nic.in. The page lists 2025-26 collector rates for the tehsils of Mohali, Zirakpur, Kharar, Banur, Majri, Gharuan and Derabassi, dated 17 October 2025, plus a Sector 62 file dated 11 June 2026. This desk has not retyped those PDFs into a table. A copied row we have not read would be a fake rate.

What the newspapers did print

  • The Times of India, 15 October 2025: residential collector rates for 2025-26 were raised 20 to 32 percent, depending on the locality, from 23 October. Commercial rates were not increased. The story’s examples of the per-square-yard revision were ₹30,000 to ₹36,000, and ₹45,000 to ₹56,000, “depending upon the popularity of the sectors.” Those are examples of the hike, not a rate for your sector. DC Komal Mittal is the officer named. Village areas under the municipal corporation were raised 5 to 33 percent.
  • The Tribune, 24 October 2025: the revision in force ran from 1 to 67 percent per square yard. Pandwala near Dera Bassi was the 67 percent high. Commercial rates were left untouched. On flats, the paper reported Gillco Park Hills and TDI in Sectors 117, 118 and 119 up 40 percent per square foot, JLPL up 21 percent, GMADA sectors up 10 to 20 percent, MK Technology Park up 14 percent, and Mohali Hills unchanged. Phases 1 to 9 residential flats were up 32 percent, and industrial property in that area up 30 percent. Zirakpur’s residential hike topped out at 21 percent.

How to use it

  • Stamp and registration cannot be calculated from a portal asking price. The sub-registrar uses the collector rate if the deed is below it.
  • A 20 percent hike in the collector rate is not a 20 percent hike in what a buyer paid last month.
  • If you need the number for one sector, open the tehsil PDF. Do not accept a WhatsApp crop of one line.
