Sector 66A, 66B and the Beta auction sites keep getting flattened into one ‘IT City rate’. They are not one rate.
People who work on this corridor ask a blunt question: plot or flat? The honest answer is which problem you have. A plot in the IT City belt is a land bet with a tracker band often quoted around ₹70,000–₹1,20,000 per sq yd, and higher when the piece is commercial. A flat is a building, a date and a maintenance bill.
If you want finished, look at JLPL Falcon View in Sector 66A and Marbella Grand in 82A. If you want a large new plan and can live with a date, Noble Callista in 66B is the name on every shortlist, with March 2027 the possession line portals keep printing. If someone shows you Sector 66 Beta, they are near the hotel and mixed-use auction sites — including the hotel reported to Ameo Media at ₹122.42 crore. That is not a 3 BHK.
Do the morning drive from the flat to the office you actually have. IT City’s whole premium is that the drive is short. If it is not short for you, Sector 88 or even Kharar may be the more honest buy.
