March still sits under every later auction story.

Why the March auction is still the floor under everything

For anyone searching property in Mohali, flats in Aerocity Block A Mohali, plots in Aerocity Block A Mohali.

₹3,136.97 crore, a hospital at nearly four times reserve, IT plots at three times, and a Sector 62 parcel nobody wanted. April is when that result started to settle into prices.

Six weeks after the first GMADA e-auction of 2026, the numbers had stopped being a night and started being a reference. The Tribune’s 7 March account: 37 of 42 sites sold, ₹3,136.97 crore against a combined reserve of ₹2,018.84 crore. Hospital plot A2 in Aerocity Block A, ₹269.01 crore against ₹68.19 crore. Group housing: 6.19 acres at ₹311.74 crore against ₹199.09 crore, and the plot beside it only just over its reserve. Four IT industrial plots in Sector 101 Alpha, ₹286.48 crore against ₹96.66 crore, with I-1278 at ₹75.37 crore against ₹24.43 crore.

The miss mattered as much as the hits. The 27-acre mixed-use site in Sector 62 found no bidder at a reserve near ₹1,213.72 crore. Everyone who later called August a comeback was talking about that miss. A petrol-pump site in Sector 83 Alpha was the other turnaround The Tribune flagged; we are not filling in a price the report did not give us in the lines we are using.

If you are pricing a resale this year, ask which of these results the seller is quietly adding to your quote. Then take it off again, unless you are buying that exact use, in that exact sector.

March still sits under every later auction story.
