Hospitals doubled and quadrupled. One group-housing plot barely cleared reserve. The township is a set of blocks.

By 18 August the bidding window was about to shut, and the shape of the round was already obvious: Aerocity was not one lot. It was hospitals, mixed use and group housing, each with its own room of bidders. The result a few days later proved the split. Block E’s roughly 6 mixed-use acres went near ₹418 crore against ₹252 crore. A Block A hospital went to ₹162.16 crore against ₹66.87 crore. Back in March, hospital plot A2 had gone to ₹269.01 crore against ₹68.19 crore — nearly four times — while a neighbouring group-housing plot scraped from ₹139.18 crore to ₹141.27 crore.

That last pair is the lesson. Same township, same week, one bid war and one polite clearance. Anyone offering you ‘the Aerocity rate’ is averaging things that should not be averaged.

For a family plot in B, C or D, the relevant questions are still facing, park, possession of the services, and what the last three registries on that lane actually say. The auction is context. It is not the registry.
