A plot in Aerocity is not the flat average

For anyone searching property in Mohali, flats in Aerocity Mohali, plots in Aerocity Mohali.

Magicbricks printed three Aerocity rates in one quarter. Only one of them is a plot.

Magicbricks, Apr–Jun 2026, Aerocity. Flats: ₹7,793–11,085 a sq ft, average ₹9,439, up 3% on the quarter. Houses: ₹18,140 a sq ft, up 16%. Plots: ₹16,252 a sq ft, which is ₹1,46,274 a sq yard. 99acres’ flat line on a different window was ₹8,800, up 14.3% over a year. None of these is ‘the Aerocity rate’.

A plot is also a block. Block letters in Aerocity are not Aerotropolis pockets. Freehold GMADA paper and a builder floor on a plotted piece are different purchases. The Pinnacle shows how sloppy the pin can get: 99acres says Aerocity, Magicbricks says Sector 83, and the asking bands overlap. Make someone point at a GMADA sheet.

The decision: if you want land, ask for the block, the yardage, and the plot rate. If you want a 3 BHK, use the flat line and a project card. Do not let the house rate dress up either of them.
