Swarajya’s 26 September report says the ED’s questions now include land-use changes, Kurali’s villages, and delays at Aerotropolis and Eco City.

On 26 September 2026 Swarajya reported that, a day after the Enforcement Directorate’s reserve-price allegations, the agency was also looking at this year’s land-use changes. The details that matter to a buyer are concrete. One is a proposal covering 78 villages in the Kurali area, including talk of reclassifying pockets as green. Another is GMADA’s January conversion of large Sector 62 commercial parcels into mixed use — the same 27.78 acres that later sold for ₹1,742.31 crore. A third is a January amendment that re-planned a parcel near Eco City-1, earlier meant as a truck terminal.

The report also says investigators were asking whether delays at Aerotropolis and at Eco City 2 and 3, despite letters of intent, had the effect of helping private players sell stock they already held. That is an allegation about incentives. It is also a plain description of the risk you take in a pocket where the road is still a line.

How not to overreact

Do not freeze a sensible Phase 7 purchase because a Kurali village might be re-zoned. Do not ‘average down’ into Aerotropolis because a news article used the word delay. Do ask, in writing, which pocket, which acquisition status, and which infrastructure contract is awarded. If the seller cannot answer, you have your answer.
