How to read a Punjab RERA number before you pay

For anyone searching property in Mohali, flats in Sector 88 Mohali, plots in Sector 88 Mohali.

The prefix tells you the district and whether the file is a flat or a plotted shop. Pending is not registered.

Punjab numbers look like PBRERA-SAS81-PR0522. SAS is Sahibzada Ajit Singh Nagar, which is Mohali. PR on the files we use is a residential project. PC is the commercial plotted series — Horizon Richmond is PC0401, and it is not Horizon Belmond’s residential number PR0813. PM showed up on Falcon View, PBRERA-SAS81-PM0003. If the suffix does not match the product you think you are buying, you have the wrong file.

Open the number on the Punjab RERA site before the token. Hero Homes is PR0522. Belmond is PR0813. A soft launch that was only ‘pending’ on the 11 May 2026 list does not have this number yet. Punjab RERA’s own list had 2,076 registrations statewide on 28 August 2026. A brochure that says ‘RERA approved’ without the number is an adjective.

The Valencia order is what the number is for. Hindustan Times, 29 September 2026: one allotment restored, a penalty set aside, interest ordered, and possession still waiting on a completion certificate. Registration did not spare that buyer the delay. It gave them a forum. The decision: no number, no token.
